Portfolio Building Your dedicated Property Consultant will work with you very closely from day one. He or she will assess your requirements and help you put a strategy in place. Your consultant will also regularly review the performance of your property portfolio and help you maximize the return on your investment. Property Sourcing and due diligence Our team of property sourcing experts can negotiate discounts of up to 25% with most developers in the UK. We offer our members at least two new developments to choose from every week. Each development offered to you comes with a full due diligence report including information on location, local regeneration, transport links, sites, specifications, full financial report ( mortgage calculation, rental projection, coverage etc..), comparables of similar properties and rental projections based on interviews with local agents. Conveyancing We work very closely with a team of solicitors who specialise in the conveyancing of off plan and new build properties. Each of our recommended solicitors has been hand picked for their expertise and offers our members a high level of customer service as well as a preferential rate. Please speak to your Property Consultant for details of our recommended solicitors. Mortgages We have teamed up with a number of market leading mortgage brokers and financial advisors to ensure you get the latest and most competitive mortgage products available on the market. These brokers and FA’s have access to all lenders in the UK and often can negotiate exclusive Terms due to the type of client they deal with and their strength in the market. Sales Progression Once you have reserved a property, you will be contacted immediately by one of our sales progression coordinators who will be yours and the developer’s point of contact until completion. All off-plan properties and new build properties require an exchange of contract within 28 days. The coordinator will liaise with your mortgage broker and solicitor in order to ensure you exchange and complete successfully within the required timeframe. Lettings We can recommend a letting agent for each development offered to our members. We negotiate a discount for full letting and management service on your behalf. In most cases we can also arrange for the property to be marketed prior to completion, reducing the possibility of rental void. Furniture Packages Having invested in a residential buy-to-let property, it is important that you find a furnishing solution that enables you to maximise and retain rental income whilst minimising unnecessary rental voids.
